హైదరాబాద్: తెలంగాణ ప్రభుత్వం రాష్ట్రవ్యాప్తంగా భూములు, ప్లాట్లు, అపార్టుమెంట్ల మార్కెట్ విలువలను పెంచుతూ కీలక నిర్ణయం తీసుకుంది. హైదరాబాద్‌తో పాటు వివిధ పట్టణాలు, గ్రామీణ ప్రాంతాల్లో కొత్త మార్కెట్ విలువలను అమలు చేయనుంది. ప్రభుత్వం ఆమోదించిన తాజా విలువలు శుక్రవారం నుంచి అమల్లోకి రానున్నాయి.

రిజిస్ట్రేషన్ల శాఖ అధికారులు తెలిపిన వివరాల ప్రకారం, ఔటర్ రింగ్ రోడ్ (ORR), రీజినల్ రింగ్ రోడ్ (RRR), కొత్త రహదారులు, పారిశ్రామిక అభివృద్ధి, మౌలిక వసతుల విస్తరణ, మార్కెట్ డిమాండ్ వంటి అంశాలను పరిగణనలోకి తీసుకుని భూముల విలువలను సవరించారు.

తాజా సవరణల ప్రకారం రాష్ట్రవ్యాప్తంగా వ్యవసాయ భూముల కనీస మార్కెట్ విలువను ఎకరాకు రూ.2.75 లక్షలుగా నిర్ణయించారు. గ్రేటర్ హైదరాబాద్ పరిధిలో వ్యవసాయ భూముల కనీస ధరను ఎకరాకు రూ.15 లక్షలుగా ఖరారు చేశారు.

రాష్ట్రంలో అత్యధిక మార్కెట్ విలువ కలిగిన ప్రాంతంగా ఖాజాగూడ నిలిచింది. అక్కడ ఎకరం భూమి విలువను రూ.30 కోట్లుగా ప్రభుత్వం నిర్ణయించింది.

ఇక నివాస మరియు వాణిజ్య ప్లాట్ల విషయంలో గ్రామీణ ప్రాంతాల్లో చదరపు గజానికి కనీస ధరను రూ.600గా నిర్ణయించారు. మున్సిపాలిటీల్లో రూ.1,000, మున్సిపల్ కార్పొరేషన్ ప్రాంతాల్లో రూ.1,500, HMDA పరిధిలో రూ.2,000గా ఖరారు చేశారు.

భూముల మార్కెట్ విలువల పెంపుతో స్టాంప్ డ్యూటీ, రిజిస్ట్రేషన్ ఛార్జీలు కూడా పెరగనున్నాయి. దీంతో కొత్తగా ప్లాట్లు, భూములు లేదా అపార్టుమెంట్లు కొనుగోలు చేయాలనుకునే వారిపై అదనపు ఆర్థిక భారం పడే అవకాశం ఉంది.

అధికారుల అంచనా ప్రకారం ఈ నిర్ణయం ద్వారా రాష్ట్ర ప్రభుత్వానికి వార్షికంగా సుమారు రూ.1,200 కోట్ల వరకు అదనపు ఆదాయం లభించే అవకాశం ఉంది.

Hyderabad: The Telangana government has revised the market values of lands, plots, and apartments across the state, including Hyderabad. The new market rates approved by the government will come into effect from Friday.

According to officials from the Registration Department, the revision has been undertaken after considering factors such as the development of the Outer Ring Road (ORR), Regional Ring Road (RRR), new road connectivity, industrial expansion, infrastructure growth, and increasing market demand.

Under the revised structure, the minimum market value for agricultural land across Telangana has been fixed at ₹2.75 lakh per acre. Within the Greater Hyderabad limits, the minimum value for agricultural land has been set at ₹15 lakh per acre.

Khajaguda has emerged as the costliest location in the state, with the market value of land fixed at ₹30 crore per acre.

For residential and commercial plots, the government has fixed the minimum value at ₹600 per square yard in rural areas, ₹1,000 in municipalities, ₹1,500 in municipal corporation areas, and ₹2,000 per square yard within HMDA limits.

The increase in market values is expected to result in higher stamp duty and registration charges, thereby increasing the overall cost of property transactions for buyers.

Government estimates suggest that the revision could generate an additional revenue of nearly ₹1,200 crore annually for the state exchequer.
