Revanth Reddy నేతృత్వంలోని ప్రభుత్వం కొత్త ‘అఫర్డబుల్ హౌసింగ్ పాలసీ’కి రూపకల్పన చేస్తున్నట్లు సమాచారం. ఈ విధానం అమల్లోకి వస్తే ప్రైవేట్ రెసిడెన్షియల్ వెంచర్లలో కూడా పేదలకు ఇళ్ల అవకాశాలు లభించనున్నాయి.
హౌసింగ్ శాఖ అధికారులు సిద్ధం చేసిన ముసాయిదా ప్రకారం, భవిష్యత్తులో నిర్మించే ప్రతి ప్రైవేట్ హౌసింగ్ ప్రాజెక్టులో కనీసం 20 శాతం స్థలం లేదా నిర్మిత ఇళ్లను ఆర్థికంగా వెనుకబడిన వర్గాల (EWS) కోసం కేటాయించడం తప్పనిసరి చేసే అవకాశం ఉంది. ప్రస్తుతం గ్రీన్ ఏరియా, ఓపెన్ స్పేస్ కోసం కేటాయిస్తున్న స్థలానికి ఇది అదనంగా ఉండనుంది.
ఒకవేళ బిల్డర్లు ప్రాజెక్టులో నేరుగా స్థలం కేటాయించలేకపోతే, ప్రభుత్వం నిర్ణయించే ప్రమాణాల ప్రకారం చదరపు అడుగుకు రూ.20 నుంచి రూ.70 వరకు రుసుము చెల్లించాల్సి ఉంటుందని ప్రతిపాదనలు చెబుతున్నాయి. ఆ నిధులతో ప్రభుత్వం ప్రత్యేకంగా ఇళ్ల నిర్మాణం చేపట్టి పేదలకు కేటాయించే అవకాశముంది.
ఈ విధానం ఇప్పటికే ఢిల్లీ, హర్యానా రాష్ట్రాల్లో అమలులో ఉందని అధికారులు చెబుతున్నారు. తెలంగాణ హౌసింగ్ బోర్డు ఉన్నతాధికారుల బృందం ఇటీవల అక్కడి విధానాన్ని అధ్యయనం చేసి నివేదిక సమర్పించినట్లు సమాచారం. అక్కడ ప్రైవేట్ వెంచర్లలో కేటాయించిన స్థలాల్లో ప్రభుత్వం సింగిల్, డబుల్ బెడ్రూమ్ ఇళ్లను నిర్మించి పేదలకు అందిస్తున్న నమూనాను తెలంగాణలో కూడా అమలు చేయాలని భావిస్తున్నారు.
ప్రభుత్వం ఈ పాలసీపై బిల్డర్ల అభిప్రాయాలను కూడా తీసుకుంటోంది. గతంలో నిర్వహించిన ‘తెలంగాణ రైజింగ్’ సమావేశంలో పలువురు రియల్ ఎస్టేట్ ప్రతినిధులు సూచనలు చేసినట్లు సమాచారం. తుది నిర్ణయం తీసుకునే ముందు మరోసారి ప్రత్యేక సమావేశం నిర్వహించే అవకాశం ఉందని అధికార వర్గాలు పేర్కొంటున్నాయి.
పెద్ద అపార్ట్మెంట్లు, విల్లా ప్రాజెక్టుల్లో పనిచేసే కార్మికులు, సిబ్బంది దూర ప్రాంతాల నుంచి ప్రయాణం చేయకుండా, పనిచేసే ప్రాంతానికి సమీపంలోనే నివసించేలా చేయడం ఈ విధానం ప్రధాన ఉద్దేశమని అధికారులు చెబుతున్నారు.

The Telangana government is preparing a new Affordable Housing Policy aimed at providing low-cost housing opportunities for economically weaker and middle-class families in the state. The policy is being developed under the leadership of Chief Minister A. Revanth Reddy.
According to the draft proposal prepared by housing officials, all future private residential projects in Telangana may be required to reserve at least 20 percent of land or constructed housing units for Economically Weaker Sections (EWS). If implemented, the move could allow poor families to access housing opportunities even within private ventures.
Officials said the proposed allocation would be separate from the existing mandatory green and open space requirements in residential projects. In cases where builders are unable to allocate land directly, they may be asked to pay a fee ranging from Rs 20 to Rs 70 per square foot depending on the project category and area.
The government is reportedly studying successful models already implemented in Delhi and Haryana. A team of senior Telangana Housing Board officials recently visited those states to examine how the 20 percent EWS allocation policy is being implemented in private housing projects.
Under the proposed model, the government may construct single-bedroom or double-bedroom housing units for economically weaker families on the reserved land parcels within private ventures. Officials believe the policy can improve housing access while also reducing long-distance travel for workers employed in large apartment and villa projects.
The government is also expected to hold discussions with builders and real estate developers before finalising the policy. Suggestions from developers were reportedly discussed earlier during the Telangana Rising summit.
